The charts below show detached homes & condos in a specific price range over the last 3 years. Very interesting...
A few key points:
*The North Shore condo market in the $600,000- $1,000,000 is heavily active and shows a greater increase in sales year over year. We suspect this isn't going to change any time soon due to the "tighter" mortgage rules and general affordability.
*Over $2,500,000 priced homes have dramatically slowed.
*The "sweet spot" for detached home pricing is currently $1,500,000 to $1,700,000. These homes are selling quite quickly and typically for list price or more.
